Mitur identifies serious violations in Arpel Beach Front Hotel project

Santo Domingo.- The Ministry of Tourism (Mitur) has flagged significant construction violations in the Arpel Beach Front project in Las Terrenas, developed by Zafera Investment SRL in partnership with Marriott Hotels. Following an inspection on August 27, 2024, by Mitur’s Departments of Planning, Projects, and Exemptions, the findings revealed unapproved construction of 28 additional rooms, a Kids Club, a Spa and Gym building, and other unauthorized structures. The project also violated height restrictions, exceeding the 7-meter limit for the clubhouse by 3 meters and failing to comply with local setback regulations.

Engineer Junior González, representing the project, confirmed its association with Marriott’s Autograph Collection brand but acknowledged the violations. Mitur warned that failure to address these issues within five business days would result in legal action, including the loss of Confotur tax incentives and referral of the case to the Attorney General’s Office. Resolution 06-2012 and Law 158-01 back these measures, aiming to enforce compliance and accountability.

Local residents affected by the irregularities have already filed complaints, demanding the demolition of non-compliant structures. They argue that Las Terrenas cannot tolerate disregard for regulations, regardless of the investors or hotel brands involved. If violations persist, the project could face further legal consequences, including nullification of DPP’s No Objection certification.
