The map that reveals where the real estate boom is concentrated in Santo Domingo

Santo Domingo East leads the count with 2,271 projects, 34% of the Metropolitan Region. 

Santo Domingo Norte follows with 1,047, Santo Domingo de Guzmán with 898, and Los Alcarrizos with 819. These four municipalities account for 75.4% of everything built in Greater Santo Domingo.

The square footage map is different. Santo Domingo de Guzmán concentrates 3,201,442 m², accounting for 40.8% of the active area, and hosts a third of the construction projects in Santo Domingo Este. The latter contributes 2,284,800 m² (29.1%), and Santo Domingo Norte 1,430,648 m² (18.2%). 

The three municipalities account for 88.1% of the area under construction. San Antonio de Guerra accounts for 0.7%.

According to the 2026-1 Building Supply Registry, the National District accounts for the largest projects: 61.7% of works between 2,001 and 5,000 m² and 66.8% of those between 5,001 and 15,000 m². It is also the only municipality where construction activity (47%) exceeds project stoppages (33.1%).

At the neighborhood level, leadership varies depending on the metric used. In terms of the number of construction projects, Los Frailes leads with 4.8%, followed by Guerra Centro (4.1%), Andrés (3.8%), and Sabana Perdida (3.6%). The top twenty neighborhoods account for 50.5% of all active construction projects.

Piantini, Naco, Bella Vista, and La Esperilla appear on that list due to their real estate density. Guaricano, Cancino Afuera, and Sabana Perdida appear due to their large housing developments on the outskirts. The boom is happening in two directions, and it’s important not to confuse them.

One detail from the semester: the total number of registered construction projects fell 4.3% compared to the previous period, while the area under construction increased. The National Statistics Office (ONE) attributes this to the registration of large Government low-cost housing projects and the influx of new projects in the planning stage.
